´  What is the meaning of "Instant Debt Relief"?

It is our term for our available options that will allow you to be "out from under" the obligation to make payments on your mortgage - and be free of them.

In many cases, it means we take possession of a property subject to the existing debt at a predetermined price, retaining the right to lease it to a new tenant-buyer, also giving the new tenant-buyer an option (the right) to purchase the property from us in the future. ´  When will you sell the house?

I can't give you an exact time. It will be up to the new tenant-buyer and our team of lenders working together to get our tenant-buyer financed as soon as possible.

I can tell you this: we get paid when they close the sale of the property to them, so (obviously) we'll be working diligently with them to do that... quickly!

We assign every tenant-buyer to one of our affiliated expert lenders who will work closely with them to get them qualified for a new loan to buy the property quickly.

In the meantime, your payments will be made, and that relieves you of the financial burden associated with your mortgage.

       


´  What if the new tenant-buyer damages the house?

Of course, there's no way we can guarantee you a buyer won't damage the house - since we won't be living with them. On the other hand, under our agreement, if that should happen, we would be 100% responsible for any repairs - at our expense.

Our objective is to find a tenant-buyer (that is, not a just a run-of-the-mill "renter" or "tenant") who will eventually qualify for a new loan, and then purchase the property.

Since our tenant-buyer has a personal interest in the condition of the property, and also a sense of ownership (remember, when they move in as tenants, they want to buy it as soon as they can qualify for a new loan), there are strong incentives for them to protect and keep the property in top-notch condition - while they are living in it as tenants. You must keep this point in mind - they do want to eventually own the property.

For these reasons, damage is rarely a problem. If it does occur, we make the repairs - at our expense - in accordance with our written agreement with you.

I can understand your concern - since you don't know me - yet.

´  How do I know you'll make my mortgage payments?

Excellent question, of course. Depending on the solution selected and the agreement we reach, there are several options for handling this:

l In some cases, we can pay you direct - and let you forward it to your mortgage company

l You can choose for us to pay your lender directly

l We can set up a third party escrow company to collect from us, and they will pay your lender. If we didn't pay, the lender would immediately notify you.

So, whichever method you choose, you're always on top of the situation.

               


´  Why don't I just list with a realtor (or another realtor - depending on your circumstance)?

That’s certainly another option you could pursue.

However, you understand, of course, that a realtor won't make your payment for you while they're attempting to sell your house.

Also, as I'm sure you know, realtors charge sales commissions ranging from 5 to 7 percent of your final selling price. On a property that eventually sells for $200,000, you would have to pay the realtor $10,000 to $14,000 - just for selling the property.

On the other hand, when we buy your property, there's never a sales commission nor any brokerage fees for you to pay.

Also, it may take three to six months (and possibly longer) to get your property sold using the conventional marketing and sales strategies. We want to buy your house, and we can frequently do so very quickly.

Remember: We're willing to buy your house, make your payments, and maintain it all the while. We'll give it our personal attention - so you can forget about it and move on with your life - while we do our job.
